4 Newer Venice Neighborhoods with No CDD
Most of the new master-planned communities around Venice come with a Community Development District, or CDD. A CDD is a special taxing district that pays for a community’s roads, utilities and amenities with bonds, which homeowners repay through an annual assessment on their property tax bill. Among Venice homes for sale built since 2015, about four out of five are in a CDD, and the assessment typically adds roughly $1,000 to $2,800 a year on top of HOA dues.
If you’d rather skip that extra line on your tax bill, there are still a few newer neighborhoods with no CDD. Based on the MLS records for homes currently on the market, these four stand out. Figures below reflect listings as of November 2026; the homes for sale under each neighborhood update automatically.

Want no HOA, either?
A number of newly built homes on individual lots in South Venice have neither a CDD nor an HOA. They aren’t part of a planned community, so there are no shared amenities, but there are also no monthly association dues.
How to confirm a home has no CDD
CDD status is entered by the listing agent, so it’s worth double-checking for any home you’re serious about. Look up the property’s most recent tax bill on the Sarasota County Tax Collector’s website: a CDD appears as a separate non-ad valorem assessment. Also compare HOA dues and what they include. A community without a CDD can still have higher HOA fees, and school assignments should be confirmed with Sarasota County Schools.
We’re happy to pull the tax bill, HOA details and recent sales for any home in these neighborhoods, or help you compare them with communities that do have a CDD.
